ARC

You will have to submit an application to the Architectural Review Board to consider and
evaluate. To do so please visit the resident portal by selecting ‘Owner Login‘ located in the top right corner of the page. The Architectural Application can be found within your resident portal once you are logged in. All applications are done online. Failure to submit all necessary documents will delay the process of your request. All alterations or additions must be approved prior to the alterations being done.   • If you opt to utilize your bank’s online bill-pay service, collaborate directly with your financial institution to ensure that your account information (as provided in your coupon book) is included with your payment.
  • Due to significant mail delays, it’s advisable to send your payment at least 30 days in advance to allow sufficient time for USPS delivery and processing. Assessments are due on the 1st and considered late if paid after the 10th of each month.

Landscaping

During the growing season April-October, FloraLawn services the property weekly on Wednesdays and Thursdays.

At Bridgewalk, we understand that there may be a time where you will need to report a
landscaping issue within your lot. Floralawn, the current landscaping vendor that is servicing
your home, has a customer service portal available for you to do just that! All you will need to do
is create an account, log in and report your landscaping issue. The portal is user friendly and very
beneficial. The portal tracks your submissions, and you will be able to see updates on your
support ticket. All landscaping issues should be reported directly through the portal. We have
attached the instructions on how you may register. If you have any questions, please contact

Bridgewalk on Wednesdays

The residential Lots in the Bridgewalk Community, offer limited grounds maintenance provided by the Bridgewalk Community Association. Prior to the construction of Bridgewalk, it was decided that the assessment would cover the costs associated with a basic landscape maintenance package.

The package includes mowing, string trimming, weeding, edging, turf applications and annual mulching of basic landscape. The service provider is FloraLawn. Please remember this will not be everything you need to maintain a healthy lawn in Florida and homeowners are expected to supplement service as needed. If you with to OPT OUT of any OR all services, please provide these details in writing to [email protected].

Help us work better together by installing a 1 to 2-foot mulch barrier around a/c units to help protect the proximity of grass growing too close and a 1-foot mulch barrier around the perimeter of the house and fences to protect the siding, fence posts and other structures that can be easily damaged by mowing and string trimmers. Please stow trash and recycling cans properly in the garage or apply to install an approved trash enclosure fence and pad. Leaving cans on turf areas will kill the grass. FloraLawn will not move, mow or trim around trash cans sitting on the grass.

All complaints made to the Association must be in writing and acknowledged received. No
action will be taken on oral or anonymous complaints. The source of the complaint will be
kept confidential. The initial report should be sent to the manager of the association.

Keeping pet waste off the grounds is an important responsibility of all pet owners. If not addressed, the
presence of unattended waste can quickly become a major point of conflict amongst neighbors. Keeping
the waste off the ground is not just about being considerate to your neighbors and their lawns it is about
protecting the environment, your family, and the community. Please make sure that you do not allow your
pet to defecate on other resident’s lawns. All pets must be kept in a fully fenced area or leashed when
outside of a building/improvement and shall not be permitted to run loose. Picking up pet waste is also the
law.

Each lot owner is responsible for the maintenance and repair within their lots. If you are unsure of the
Rules & Regulations for your Association, please refer to your community Declaration of Covenants and
Restrictions and ARC Guidelines. You can download a copy for FREE on the Artemis Lifestyles website at
www.artemislifestyles.com within your Association Portal once logged in.

New Resident

The first few weeks of moving in are always hectic and so, to ease the tensions, we hope you will use this website as an electronic means to get to know the neighborhood and as you live here, this website and accompanying portal becomes a fundamental resource.

What to do first? We suggest that you visit the clubhouse office, where you can obtain access to amenities using your smart device. Note – Proper documentation as an owner or tenant within the community is required for access. Our property management is Artemis Lifestyles and contact information is located under the Management tab of this website.

We also suggest, if you haven’t done so already, that you join the Artemis Lifestyles Resident Portal. When you provide proof of ownership and join the portal and the website, please be sure to include your email address and a phone number where you can receive alerts and updates to your phone. This will ensure that you receive announcements from the management team.

Other first steps are listed on the FAQ on the portal and please be sure to explore the tabs on this website and the portal. On the portal, you will also find our governing documents, including the standards of which our HOA are maintained. Be sure to familiarize yourself with these documents as part of your responsibilities as an HOA member. HOA payment can be made through the portal. If you have issues setting up, please call the clubhouse office and our management company can help.

Our neighborhood is one of people and property. Please explore our many amenities under the Amenities tab of this website.

In addition to property, and above all, we are a neighborhood of active people. Bridgewalk, where residents volunteer their time to make our community better. In fact, we couldn’t function without our committee volunteers and perhaps, as you get settled, you will want to contribute.

Trash information

Waste Management offers 96- and 64-Gallon Residential Trash Containers to accommodate your space and needs. To discuss container size options please contact a Waste Management agent online or call 866-230-1547 for further assistance. Many bulk trash items are picked up free of charge, but you need to schedule the Bulk Trash service with WM.

Please remember that using the HOA Dumpster for your disposal needs is not permitted. There are many moving boxes and personal items showing up overnight, every night, and the cost to remove it will be passed on to the Association or homeowner. This is a serious problem that also slows down construction and increases costs for everyone here. Off-site owners please share this information with your tenants. Resident owners please help us educate homeowners if you see this occurring. Your county trash service schedule is:

  • Recycling – Thursday Recycling and Yard Waste
  • Trash Pickup – Fridays Trash and Bulk Waste

All such containers shall be kept inside Dwellings and screened from view from outside of the Lot, except
when they are being transported and made available for collection. Containers transported and made
available for collection shall not be placed at any Lot curb or outside any Dwelling earlier than 6:00 p.m. on
the evening prior to the scheduled pickup and must be retrieved and returned to storage inside the Dwelling by no later than 9:00 a.m. on the date after the pickup occurs. Garbage, trash, junk, refuse, rubbish, or waste materials, regardless of the type or cause, must be removed from the Lot by the Lot Owner and may not be permitted to stay or accumulate on any Lot.

All containers should be removed following pickup on the same day of the scheduled trash removal and stored out of view. Trash and recycling containers must be stored in the garage, inside a privacy fence line or in a trash enclosure that has been approved by the ARC Committee. Residents are responsible for cleaning any unsecured trash that is blown or spilled from their container.
